Currently, it is necessary for the lessor (owner of a property) to have professional and specialized legal support in order to protect his estate when leasing. SEGURI-RENT INTERLOMAS, a leading company in the legal field of real estate leasing, offers a legal services policy assuring the intervention of our lawyers to recover the leased property, when the lessee (tenant) fails to pay. In addition to offering professional and specialized legal advice, from our expert lawyers in any controversy that may arise during the lease period.

REQUIREMENTS

These documents are necessary for the investigation on the Tenant and the Guarantor as well as for preparing the Lease Contract and Legal Policy.

LEGAL PERSONS

TENANT

• Valid photo ID with signature (Voter´s Registration Card*, Passport* must be valid, or Professional License)
• In case of being foreign, valid FM2* or FM3* form
• Proof of income of the last 3 months (Pay stubs or bank account statements).
• Personal references (no relatives)
• Company´s letterhead paper where he works at stating position, number of years at job and salary, signed by human resources.
• Lease application duly filled-out.
• $500 down-payment (such will not be additional to the policy cost, however, in case of cancellation it will count as a penalty).


OWER

• Official ID with signature (Voter´s Registration Card or Passport)
• Proof of address other than the address to be leased (energy, water or telephone bill)
• Property tax of property to be leased
• Lease application duly filled-out

GUARANTOR

Note: The Guarantor must be present at the moment of signing the lease contract with a valid ID.
• Copy of public deed of the property in guarantee (free of all lien and sealed when filed before the Public Registry of Property)
• Copy of last property tax bill
• Valid photo ID with signature (Voter´s Registration Card, valid Passport or Professional License)
• Proof of address (energy, water or telephone bill)
• If married, copy of Marriage Certificate
• If married under Community Property Regime, valid ID of spouse is required (Voter´s Registration Card, valid Passport or Professional License) and both need to be present when signing the lease contract

CO-OBLIGOR

• Valid photo ID with signature (Voter´s Registration Card*, Passport* must be valid, or Professional License)
• In case of being foreign, valid FM2* or FM3* form
• Proof of income of the last 3 months (Pay stubs or bank account statements).

LEGAL ENTITIES

TENANT

• The Company's bylaws (must have seal when filed before the Public Registry of Commerce)
• Power of attorney granted to legal representative.
• Proof of income: Audited financial statements and last year's tax return and this year's partial returns; the financial statements must be signed by the Public Accountant and Legal Representative with the following legend:
"I hereby under oath declare that the amounts contained in this Financial Statement are true and contain all information regarding the Company's financial situation and/or results and I affirm that I am legally responsible for the authenticity and veracity thereof, thus accepting all kind of responsibility from any false statement about the same".
• Accountant's license
• Company's tax ID
• ID of the legal representative with acts of administration and/or dominion (Voter´s Registration Card, valid Passport or Professional License)
• Lease application duly filled-out.
• $500 down-payment (such will not be additional to the policy cost, however, in case of cancellation it will count as a penalty).

OWNER

• The Company's bylaws (must have seal when filed before the Public Registry of Commerce)
• Power of attorney granted to legal representative.
• ID of the legal representative with acts of administration with power of attorney granted in favor of the legal representative of the legal person.
• Lease application duly filled-out.
• Proof of address
• Company's tax ID

CO-OBLIGOR (in case of a legal entity)

• The company's representative must be present when signing the lease contract with valid ID.
• The Company's bylaws
• Proof of income: Audited financial statements and last year's tax return and this year's partial returns; the financial statements must be signed by the Public Accountant and Legal Representative with the following legend: "I hereby under oath declare that the amounts contained in this Financial Statement are true and contain all information regarding the Company's financial situation and/or results and I affirm that I am legally responsible for the authenticity and veracity thereof, thus accepting all kind of responsibility from any false statement about the same".
